What is land insurance?

Land insurance is a specialist form of public liability protection that’s been designed to protect landowners from the risks they face.  Land insurance can provide financial cover should someone be injured while on your land or have their property damaged while on your land.  Examples of the liability risks landowners face include:

  • A walker stepping into an unseen hole and twisting their ankle
  • A driver having their car damaged by a falling branch from a tree that’s on your land
  • A neighbouring property being damaged by a slate falling off an outbuilding on your land

What can land insurance cover?

Public liability for landowners is the main cover with land insurance but a policy can be extended to other things, including:

  • Public access insurance for landowners who allow the public to cross/use their land
  • Employers’ liability insurance which protects landowners with employees from claims for injury or loss incurred while working for them
  • Legal expenses insuranceto help cover the costs of defending any action brought against you
  • Material damage to structures such as streetlights, walls, fences and outbuildings

Who needs land insurance?

All landowners would be wise to get a land liability insurance quote as even if you don’t offer a public right of way across your land, you are still at risk of claims for compensation.  There are two reasons for this:

What types of land can be covered by a land insurance policy?

Most types of land can be covered by a landowners’ liability insurance policy, including:

  • Car parks
  • Development plots
  • Fallow agricultural land
  • Moorlands and heaths – with or without grazing livestock
  • Woodland
  • Parkland
  • Private and unadopted roads

What are the policy limits on a land liability insurance policy?

A standard landowners liability insurance policy will provide liability limits of between £1m and £10m.  We can arrange policies with higher limits if required, so please call us on 0800 977 6037 and the team will be happy to help.

What are the advantages of land insurance?

Owning land brings risks and with land liability insurance in place, landowners can be protected financially from these risks.

Q. Is land insurance a legal requirement?
A. No, but it can provide great peace of mind for a modest premium

Q. Why do landowners need insurance?
A. Because accidents happen and even if people don’t have your permission to be on your land, the right to roam could see them on it and you could be held liable if there are any problems. Also, third-party incidents such as falling trees are risks you can be held financially liable for

Q. What policy limits do I need?
A. That will depend on the type of land you have, how much you have, and where it is. Most policies offer liability limits of between £1m and £10m but these can be raised if needs be. If you have a specific piece of land in mind, then please get in touch by calling us free on 0800 977 6037

  1. The Countryside and Rights of Way Act 2000 gives people the “freedom to roam” or “right to roam” on some privately owned land. This means that even if you haven’t given your permission for walkers to be on it, you could still be held liable if they come onto your land and are injured

  2. A land insurance policy also covers you for third-party damage. So, for example, if a tree branch on your land was severed in a storm and hit someone’s car or property, you would be covered against any potential claims
